BAILEY’S GLEN OCTOBER UPDATE

We are well into Autumn, temperatures are falling, and the days are getting shorter.  Speaking of shorter days do not forget the time change and to “fall back” an hour on November 6th.

The overall housing market in the Charlotte area remains mostly unchanged with only a slight slowdown in sales and prices remain steady. Here in Bailey’s Glen there are currently four resale homes on the market and soon to be another.   The builder/developer is working feverishly to ready the next 16 lots to be released of which 6 have been presold.  Work continues in our sister community, The Forest, just up the road, and 4 homes have been presold in that community.

Elsewhere in The Glen, our much loved or maligned (depending on your point of view) chickens have been relocated to a Church run Farm.  You may have noticed the blue lines on our streets and I am told this is AT&T Uverse being installed in our community.  Sources have it that once Uverse is in Google fiber may soon follow.  For those in the know, Google Fiber is the best and fastest internet provider available at this time.

BAILEY’S GLEN UPDATE SEPTEMBER 2016

Autumn, my favorite season, is just around the corner and temperatures and leaves will soon be falling.  If you are looking for the peak time for Fall color beware the “leaf peeping” season this year is expected to be earlier and shorter than usual, due to drier and hotter than normal conditions this past summer.

Throughout the coming season the Charlotte area is projected to continue to enjoy a robust housing market and remains one of the country’s top ten most desirable locations to live in.  Here in Bailey’s Glen, there are 3 private homes listed for sale, and one For Sale by Owner, under contract.  The builder/developer has one lot currently available and 15 of the next 16 lots to be released, are still available.    In our sister community, The Forest, just up Bailey Road, there are 4 lots under contract and another 26 up for presale.

 

Elsewhere in the Glen, the land adjacent to the tennis courts has been cleared.  Plans drawn and approved for this area include a Pavilion, complete  with an open roofed area for tables and seating, restrooms,  and  a fire place to ensure year round enjoyment of this venue .  I have seen the Pavilion plan and it is gorgeous and will be a terrific addition to the neighborhood.  Ongoing projects in our community include the water feature, just above the bridge, and the splash park, in the first phase. Both of these improvements will greatly enhance our community and we eagerly anticipate their completion.

Bailey’s Glen Update July 2016

What’s New in Bailey’s Glen

July is here and the weather and the housing market are hot, hot, hot!  At the time of this writing there are two privately owned homes for sale and one builder’s spec home under contract in Bailey’s Glen.

Our sister community, The Forest, has three lots under contract.  Construction should start in less than thirty days, as soon as the Plat is recorded.

Improvements in the Glen continue.  The completion of the pavers on the bridge as well as the adjacent butterfly park are beautiful additions to that area of BG.  The design center has been moved from the Carson Model to the Hunter Model, allowing the Carson model to shine with the addition of a gorgeous outdoor living space, complete with an outdoor kitchen.

Look for big news for BG in next months’ update.  Hint, LKN.

In other real estate related news in the Charlotte area, it is still a seller’s market with the $285k and under price range selling the fastest.  Mortgage rates are historically low and projected by most to remain so for the foreseeable future.  Low rates are good for both buyers and sellers.

Making a Difference!

Little Things can mean the most!

As written and read by Karen Spell  to the Corn Hole players at their February 26th event.

Dear Corn Hole Players:

A few weeks ago my neighbor, Nancy Williams and her out of town friends, attended a Corn Hole event here in Bailey’s Glen. One of the friends attending with Nancy was a man named Michael who has downs syndrome. The corn hole players that day encouraged Michael to join in the playing and  in Nancy’s words, “he had a ball”.  For days afterwords Nancy said he could speak of little else but what a good time he had had.  Even after Michael returned home he continued to regal everyone he spoke to about playing corn hole with the folks in Bailey’s Glen.  He could not wait to come back and visit Nancy and play again.

Michael’s condition has caused him many health challenges throughout the years and unfortunately shortly after returning home he received another setback, a stroke.  At time of this writing Michael is in a medically induced coma with a breathing tube.   Michael has overcome many health issues in his life and hopefully this one too will have a positive outcome.

Nancy was telling me and all her friends what a great time Michael had during his visit and how playing corn hole was a big highlight of that trip.  I just wanted all of you to know that your inclusion of Michael that day while it may not seem big to you was HUGE to Michael and gave him great happiness.

Sometimes we need to be reminded how small kindnesses can have such a big impact on someone else. Things like the above events make me proud to be a member of the Bailey’s Glen community

P.S.  Nancy was in attendance when I surprised the corn hole players at their event with this thank you message.  When I finished she told us  Michael had passed away the night before.  You may only get one chance to make a difference for someone, take it!!

TO FSBO/ZILLOW…OR NOT

If you can answer yes to the questions below you should probably try to sell your home yourself or with limited assistance. But… if you answer even one of the questions no then you need a Real Estate professional to assist you with one of the largest financial transactions in your lifetime.

Do you know the low or no cost changes you can make to stage your home to achieve maximum buyer appeal?

If you are willing to spend a small amount of money do you know the changes you can make to your home that will give you the most bang for your buck to obtain the best sales price?

Are you available and do you want to field calls 24/7 from prospective buyers and other callers? Are you available at all times to show your home?

Who will screen the buyers before they come in your home?  Screening for things like their identity and financial ability to purchase your home?

Finding a buyer is only a small portion of how Realtors earn their commission and is actually the easiest part of the job. Assuming you find a buyer for your property without a Realtor, then what?

How do you know what your home is really worth and how can you defend that price to a potential buyer?

Who will write the contract when you have an offer? If the buyer or their agent writes the offer are your best interests considered? Will the party writing the contract know the applicable laws and what disclosures must be a part of the contract? Do you know?

Who will explain the terms of the contract and again will they be looking out for your best interests?

Who will make sure the time frames in  the contract are adhered to and do you understand the consequences for both the buyer and seller missing those deadlines?

Who will make sure the contingencies, if any, in the contract are met.?

Who will meet the appraiser if an appraisal is necessary? If the appraisal is not satisfactory who will prepare the data necessary to have the appraisal reviewed and possible revised?

Who will meet the inspector, if applicable? Do you know how to determine if an item cited in the inspection is your responsibility to repair under your contract?

Do you know how to prepare a net sheet to ascertain your bottom line if you accept an offer at a certain price and terms?

At the closing table who will be there with you to assist with any last minute items that come up?

What’s New in Bailey’s Glen?

Welcome to the inaugural addition of What’s New in Bailey’s Glen. Each month in this newsletter I will highlight the latest market update and other happenings in Bailey’s Glen.
Spring has sprung and the flowers are very much in evidence. The Friday night pool parties have started back up and warm water activities such as water aerobics and kayaking are just around the corner. It looks to be a busy spring/summer season so get out and enjoy this gorgeous weather.
As for the housing market, Bailey’s Glen is enjoying a robust selling season. There are approximately 40 homes contracted for or under construction at this time. There is one private home currently on the market and another under contract. The builder has one completed model home for sale. In 90-120 days additional lots will become available for sale located just above current Coulter Parkway homes. All single family homes have just experienced a price increase from the builder, good news for current residences. Some of the price increases were accompanied by inclusion of additional upgrades.
When completed Bailey’s Glen will have 371 single family homes and 132 condominiums. The condos are schedule to begin construction sometime in 2017. The condominium phase will include another swimming pool and an onsite restaurant.
Aside from houses there are numerous projects throughout the Glen in planning and various stages of construction. These projects include the woodworking shop, greenhouse and a gazebo which will be located behind and below upper Coulter Parkway alley, as well as relocation of the Community Gardens (after the current gardening season) to above Coulter Parkway . In addition, there will be a water feature just over the bridge on Meetinghouse Dr. and a gazebo and splash pad behind the clubhouse. Numerous pocket parks are also in different stages of completion throughout the community.
The Forest, just up Bailey Road, and affectionately known as Bailey’s Glen II, is slated to release the first set of 21 lots in the next 60-90 days and there is a waiting list of interested buyers. The Forest is proposed to include 173 front load (garages in front) homes, a club house and a pool when completed. The models for these homes are the same as the models for Bailey’s Glen.
