We are unofficially half way through summer as marked by the 4th of July Holiday.

The Charlotte area housing market remains robust, with buyers outnumbering homes for sale.

Here in Bailey’s Glen there are 4 resales (3 are my listings) on the market and 2 of those are under contract (both my listings).  There were 17 new construction sales in June.  There are currently in Bailey’s Glen approximately 50 lots available and 150 lots in our sister community, just up the road.

Bailey’s Glen Update – January 2017

As we usher in the new year the housing market looks to remain strong in and around the Charlotte area. With interest rates, by most indications, poised to raise slightly both buyers and sellers on the fence about making a move will look to do so sooner than later.  The first quarter of any year is typically the strongest in terms of home sale transactions and 2017 looks to be especially so.

In Bailey’s Glen there are six privately owned homes on the market with Realtors , and one Spec home offered by the builder.. All of the remaining lots in Bailey’s Glen with the exception of those along the creek, have been released and are selling at a steady pace. We now have 240 homes occupied and approximately 46 under construction.

In The Forest at Bailey’s Glen, the first 21 lots have been released for purchase with 8 having been sold and 2 more have reservations.. These larger lots are for the Classic and Premier Plans. The first building permits have been approved and construction has  commenced  on the first lots.

BAILEY’S GLEN DECEMBER 2016 Update

The Holidays are in full swing and a new year is fast approaching.  Looking back on this year’s housing market both in the Charlotte area and Bailey’s Glen, prices rose and sales were and remain brisk. This has been fueled by a good economy and low interest rates.  Rates are predicted to gradually rise post-election and will not have an immediate impact on home sales.

In Bailey’s Glen there are six privately owned homes on the market with Realtors , and one Spec home offered by the builder.. Most of the 16 recently released lots are under contract. We now have 239 homes occupied and 46 under construction.

In The Forest at Bailey’s Glen, the first 21 lots have been released for purchase with 8 having been sold. These larger lots are for the Classic and Premier Plans. The first building permits have been approved and construction has or will commence shortly.

At our Bailey’s Glen annual HOA meeting while there was not a lot of new information provided,  we were given reassurances on both improvements in progress as well as those yet to come in our community.  When Bailey’s Glen and the Forest are complete we will share 3 pools (one heated), 2 clubhouses, and a Bistro type restaurant as well as other amenities.

Bailey’s Glen November Update 2016

Don’t Blink!  The Holidays are right around the corner, a fact that is inescapable if you venture into any store, of any kind, or turn on the TV or computer.

The housing market in the Charlotte area has cooled slightly but is still much better than the national average. PwC and the Urban Land Institute have just declared Charlotte one of the top 3 housing markets in the U.S. in terms of where people want to move.  There are still more buyers than homes for sale in our area but that is beginning to even out.

Here in Bailey’s Glen, there are 4 homes listed for resale. One, previously listed for sale, has expired and will be back active on the market by the time of this printing.  A sixth resale home will also soon be coming on the market.

In our sister community, The Forest, just up Bailey Road, the Plats are finally recorded, meaning the lots can be built on.  Nine lots are sold and construction will commence once applied for permits have been approved.

Elsewhere in the Glen, the Community Gardens are slated to be moved to their permanent location, just above upper Coulter Parkway, sometime this winter. There are no plans to move the construction trailer at this time.    Work is progressing rapidly on the undeveloped upper portion of our community. where sixteen lots have been released for sale and the balance will soon follow. Many of these lots have been presold and activity remains hot.

On Thanksgiving, and every other day, we all need to be thankful for our many blessings.  Two of the many things I am most thankful for are my home and friends here in Bailey’s Glen.

BAILEY’S GLEN OCTOBER UPDATE

We are well into Autumn, temperatures are falling, and the days are getting shorter.  Speaking of shorter days do not forget the time change and to “fall back” an hour on November 6th.

The overall housing market in the Charlotte area remains mostly unchanged with only a slight slowdown in sales and prices remain steady. Here in Bailey’s Glen there are currently four resale homes on the market and soon to be another.   The builder/developer is working feverishly to ready the next 16 lots to be released of which 6 have been presold.  Work continues in our sister community, The Forest, just up the road, and 4 homes have been presold in that community.

Elsewhere in The Glen, our much loved or maligned (depending on your point of view) chickens have been relocated to a Church run Farm.  You may have noticed the blue lines on our streets and I am told this is AT&T Uverse being installed in our community.  Sources have it that once Uverse is in Google fiber may soon follow.  For those in the know, Google Fiber is the best and fastest internet provider available at this time.

BAILEY’S GLEN UPDATE SEPTEMBER 2016

Autumn, my favorite season, is just around the corner and temperatures and leaves will soon be falling.  If you are looking for the peak time for Fall color beware the “leaf peeping” season this year is expected to be earlier and shorter than usual, due to drier and hotter than normal conditions this past summer.

Throughout the coming season the Charlotte area is projected to continue to enjoy a robust housing market and remains one of the country’s top ten most desirable locations to live in.  Here in Bailey’s Glen, there are 3 private homes listed for sale, and one For Sale by Owner, under contract.  The builder/developer has one lot currently available and 15 of the next 16 lots to be released, are still available.    In our sister community, The Forest, just up Bailey Road, there are 4 lots under contract and another 26 up for presale.

 

Elsewhere in the Glen, the land adjacent to the tennis courts has been cleared.  Plans drawn and approved for this area include a Pavilion, complete  with an open roofed area for tables and seating, restrooms,  and  a fire place to ensure year round enjoyment of this venue .  I have seen the Pavilion plan and it is gorgeous and will be a terrific addition to the neighborhood.  Ongoing projects in our community include the water feature, just above the bridge, and the splash park, in the first phase. Both of these improvements will greatly enhance our community and we eagerly anticipate their completion.

Bailey’s Glen Update July 2016

What’s New in Bailey’s Glen

July is here and the weather and the housing market are hot, hot, hot!  At the time of this writing there are two privately owned homes for sale and one builder’s spec home under contract in Bailey’s Glen.

Our sister community, The Forest, has three lots under contract.  Construction should start in less than thirty days, as soon as the Plat is recorded.

Improvements in the Glen continue.  The completion of the pavers on the bridge as well as the adjacent butterfly park are beautiful additions to that area of BG.  The design center has been moved from the Carson Model to the Hunter Model, allowing the Carson model to shine with the addition of a gorgeous outdoor living space, complete with an outdoor kitchen.

Look for big news for BG in next months’ update.  Hint, LKN.

In other real estate related news in the Charlotte area, it is still a seller’s market with the $285k and under price range selling the fastest.  Mortgage rates are historically low and projected by most to remain so for the foreseeable future.  Low rates are good for both buyers and sellers.
